Holiday Letting – Terms and Conditions

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid misunderstandings. See House Rules at the end & link to Full House Manual along with local information made available before your arrival.

Bookings are subject to the following terms and conditions:

A contract between you (the tenant) and the owner (landlord) will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

The Tenant shall be entitled to occupy the property for holiday purposes only and this Agreement shall not confer on the Tenant any security of tenure within the terms of the Housing Act 1988 pursuant to which the occupation shall be deemed to be by way of an excluded tenancy

Bookings cannot be accepted from persons under eighteen years of age and the owner reserves the right to refuse a booking without giving any reason.

You (the Tenant) agree to:

  • Pay for the rental and deposit as per the booking email
  • Provide a photograph of your (the lead booker) photo ID, either passport or driving licence at the time of booking
  • Provide names and ages of all guests
  • All cancellations must be notified in writing and once received we will confirm the cancellation
  • A 25% deposit of the holiday booking is payable at the time of booking (bookings made more than sixty days before arrival). The balance and refundable deposit are due sixty days before arrival.  If the balance is not received by the due date, then your holiday will be treated as a cancellation
  • Bookings made less than sixty days before your arrival date must be paid in full, plus the refundable damage deposit.
    • The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:

      30 to 59 days                                                   50% of the booking cost
      15 to 30 days                                                    75% of the booking cost
      7 to 14 days                                                      90% of the booking cost
      0 to 7 days                                                       100% of the booking cost
    • If we are successful in getting a replacement booking, we will refund the total amount paid less a 5% booking fee and any difference in price between your original and the replacement booking
    • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation. The owner is not responsible for the loss or damage of any of your (the tenant’s) personal belongings or valuables
    • If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us
    • If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full
  • The Deposit
    • The Deposit will be held by the owners (Landlord) and will be refunded to you (the Tenant) at the end of the Term (however it ends) either to the home address or by bank transfer (details you provided less any reasonable deductions properly made by the Landlord to cover any reasonable costs incurred or losses caused to him by any breaches of the obligations in his Agreement by the Tenant.  No interest will be payable to the Tenant in respect of the Deposit money
    • The Deposit shall be payable to the Tenant as soon as reasonably practicable, however the Landlord shall not be bound to return the Deposit until after he has had a reasonable opportunity to assess the reasonable cost of any repairs required as a result of any breaches of his obligations by the Tenant or other sums properly due to the Landlord. However, the Landlord shall not, save in exceptional circumstances, retain the Deposit for more than one month after the end of the tenancy
    • If at any time during the Term the Landlord is obliged to deduct from the Deposit to satisfy the reasonable costs occasioned by any breaches of the obligations of the Tenant the Tenant shall make such additional payments as are necessary to restore the full amount of the Deposit
  • The maximum number of persons occupying the property must not exceed the number you booked and only those listed on the booking form can sleep overnight. You may invite additional visitors to visit you during your stay during the day
  • Allow the owner or anyone with the owner’s permission to enter the property at reasonable times of the day to inspect the property and undertake necessary maintenance
  • Not to use the property except for the purpose of a holiday stay
  • All inventory (see listing below)must not be removed from the property
  • Not sub-let or re-let the property
  • Return keys at the end of the stay

House Rules:

  • Please keep the interior of the Property as well as its contents in a good, clean and rentable state and condition and not damage or injure the Property or any part of it:
    • Please remove your shoes before entering the house
    • Smoking or vaping is not allowed in the property
    • Switch off lights, heating or any electrical appliances when you go out – we’re an eco-friendly holiday home
    • Lock the doors and close the windows when you leave the property unoccupied
    • Bringing pets must be approved by the owners before booking. They must not be left unattended in the property and must not allowed on furniture (including beds and chairs). If the property requires additional cleaning due to excessive pet hair or if pets have been in the bedrooms, or on a sofa, we will charge a £50 fee to cover the extra cleaning costs
    • Please inform the owners of any breakages or items needing repair quickly so that the owner can organise timely repair or replacement.
  • Bringing pets (if not previously approved), vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense
  • We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
  • There are fast chargers for EVs at the Shell petrol station (200m away). We don’t mind guests charging their electric vehicles using our electricity whilst staying as this is cheaper but we do ask that you reimburse us for the electricity you use to recharge your car. There is a socket in the porch or by the front wall. During the daytime we pay 29p per kWh and between 00:30 and 04:30 we pay 9p per kWh. A modern EV would cost around £20 to fully charge during the day. You can either leave us cash payment on the table on the day you leave or message us and we can request a payment.
